Furnished vs Semi-Furnished vs Unfurnished Flats in Ahmedabad
The three furnishing labels mean different things to different owners. Here is what each usually includes in West Ahmedabad, what the premium costs over an 11-month or three-year stay, and how to protect yourself with an inventory list.

In this guide
Three flats in the same South Bopal tower, all 2 BHK, all on similar floors, listed at ₹18,000, ₹20,500 and ₹25,000 a month. The difference is not the view. It is what is inside. Furnishing is the second-biggest driver of rent after society type in West Ahmedabad, and the labels owners use are loose enough that two 'semi-furnished' flats can differ by a fridge, two ACs and a modular kitchen. This guide pins down what each term usually means here, what the premium costs, who should pay it and how to make sure you get what you were promised.
What each term means in West Ahmedabad practice
There is no official definition. The descriptions below are what we see in most listings and agreements across Bopal, Shela, South Bopal and Shilaj as of 2026. Always confirm against a written inventory, because 'semi-furnished' in one owner's head is 'bare with fans' in another's.
Unfurnished (bare)
Four walls, a kitchen platform with a sink, bathroom fittings and, in most flats, ceiling fans and basic light points. Newer schemes often hand over flats with built-in wardrobes in one or two bedrooms, so even 'bare' can include storage. No geysers, no appliances, no curtain rods in many cases. You bring everything.
Semi-furnished
Fans and lights throughout, wardrobes in the bedrooms, a modular kitchen with cabinets and usually a chimney, geysers in the bathrooms and curtain rods. Roughly a third of semi-furnished flats also include one AC, typically in the master bedroom. What you will not get: beds, sofa, dining table, fridge, washing machine or TV. This is the most common category in the market and the one with the widest variation.
Fully furnished
Everything in semi-furnished, plus beds with mattresses, a sofa set, dining table and chairs, ACs in all bedrooms and often the living room, fridge, washing machine, TV, microwave, curtains and sometimes crockery and a water purifier. The owner has essentially set the flat up to be lived in from the first evening. Many of these started life as the owner's own home or were set up for the company guest house market.
| Item | Unfurnished | Semi-furnished | Fully furnished |
|---|---|---|---|
| Fans and lights | Usually | Yes | Yes |
| Wardrobes | Sometimes (newer flats) | Yes | Yes |
| Modular kitchen and chimney | Platform only | Yes | Yes |
| Geysers | No | Yes | Yes |
| Curtain rods / curtains | Rarely / No | Rods | Rods and curtains |
| AC | No | Sometimes one | All bedrooms, often living room |
| Beds, mattresses, sofa, dining | No | No | Yes |
| Fridge, washing machine, TV | No | No | Yes |
| Microwave, purifier, crockery | No | No | Often |
The rent premium: what furnishing costs
Across the areas we work in, a semi-furnished flat typically rents for about 8 – 12% more than a bare flat in the same society, and a fully furnished flat for about 15 – 25% more than the semi-furnished version. The gap is widest in the 2 BHK segment, where furnished demand from professionals and companies is strongest, and narrowest for large 4 BHK flats where most tenants bring their own furniture anyway. On our furnished flats for rent pages you will see semi-furnished homes placed in the lower-middle band of each area's rent range and fully furnished homes in the top half.
Cost example: 2 BHK in Shela and 3 BHK in South Bopal
The table takes a mid-range bare flat from our area ranges and applies the typical premiums. 2 BHK flats for rent in Shela sit at roughly ₹14,000 – ₹24,000 a month across furnishing levels, and 3 BHK flats for rent in South Bopal at roughly ₹24,000 – ₹42,000.
| Flat | Unfurnished | Semi-furnished (+8–12%) | Fully furnished (+15–25% over semi) | 11-month difference, bare to full |
|---|---|---|---|---|
| 2 BHK, Shela, ~1,150 sq.ft | ₹17,000 | ₹18,500 – ₹19,000 | ₹21,500 – ₹24,000 | ₹50,000 – ₹77,000 |
| 3 BHK, South Bopal, ~1,750 sq.ft | ₹28,000 | ₹30,500 – ₹31,500 | ₹35,000 – ₹39,500 | ₹77,000 – ₹1,26,000 |
Now compare that with setting up a flat yourself. A basic but decent set for a 2 BHK (two beds and mattresses, sofa, dining, fridge, washing machine, two ACs, curtains) typically costs ₹1.5 – ₹2.5 lakh new, or ₹70,000 – ₹1.2 lakh second-hand, plus a day of installation and a moving truck at the end. On an 11-month stay the furnished premium is clearly cheaper. Stretch the stay to three years and the sums flip: ₹2.5 – ₹4 lakh in premium against furniture you will still own.
Who should pick which
11-month corporate stay or first job in the city: fully furnished
If you have relocated for a project, are on probation, or simply do not know whether you will be in Ahmedabad in a year, pay the premium. The maths favours it, you avoid buying things you may have to sell at a loss, and you can move in on a Sunday evening with two suitcases. The 1 and 2 BHK fully furnished segment in Bopal and South Bopal exists for exactly this tenant.
Family settling for three years or more: unfurnished or semi-furnished
A family that is moving for a school admission and intends to stay should rent bare or semi-furnished and bring its own things. You get the furniture you actually want, your rent is lower every month, and you are not paying for someone else's ageing fridge. Semi-furnished is the practical sweet spot: wardrobes, kitchen and geysers are the three things that are expensive and annoying to install in a rented home.
Sharing professionals and bachelors: semi-furnished
Flatmates come and go, and fully furnished flats for groups are rarer because owners worry about wear. Semi-furnished with a shared purchase of beds and a fridge usually works best, and it keeps the deposit exposure lower for everyone. Our guide to bachelors flats for rent in Bopal and Shela covers the society side of this.
Companies leasing for staff: fully furnished, with ACs non-negotiable
Guest houses need to work from day one and for changing occupants. Insist on ACs in every bedroom, a washing machine and a water purifier, and tie appliance replacement timelines into the agreement.
The inventory list is not optional
Every furnished or semi-furnished tenancy should have an inventory annexed to the rent agreement. It is the only thing that settles a deposit argument eleven months later. Walk the flat with the owner on handover day and record:
- Every item, room by room: 'Master bedroom: 1 double bed with mattress, 1 three-door wardrobe, 1 split AC 1.5 ton (brand, model), 1 fan, 2 lights, 1 curtain rod.'
- Condition and age where it matters: 'fridge, approx. 4 years old, working, minor dent on door.'
- Serial numbers for ACs, fridge, washing machine and TV, so a working unit is not swapped for a dead one on either side.
- Photographs, dated, of each item and of walls and flooring, shared on WhatsApp the same day so both sides have a timestamp.
- Remote controls, keys and manuals handed over, counted.
- What is excluded: if the owner is leaving a cupboard locked with their belongings, say so in writing.
Who maintains the appliances?
This is where most furnished tenancies turn sour, so settle it before you move in. The West Ahmedabad convention, which you should still write down, is that the owner pays for major failures of their own appliances (an AC compressor, a washing machine motor, a fridge that stops cooling) because the item is theirs and the rent includes its use. The tenant pays for routine servicing, consumables and anything broken through misuse. AC servicing twice a year, typically ₹500 – ₹900 per unit per service as of 2026, is normally on the tenant. Ask whether any appliance is still under warranty or an AMC and keep the papers.
- Agree a response time for repairs, say seven days, after which the tenant may repair and deduct from the next rent with a bill.
- Record which items the owner will not repair or replace if they fail, so the tenant can decide whether the premium is worth it.
- Fix a depreciation approach for damage to furniture: charging a tenant the full price of a six-year-old sofa is a common dispute.
- For semi-furnished flats, confirm whether the owner will add an AC or fridge for a small rent increase. Many will, and it is usually cheaper than moving to a fully furnished unit.
Mistakes to avoid
- Paying a fully furnished premium for a flat whose 'furniture' is a plastic chair and a mattress on the floor. Count items before you count rupees.
- Signing without an inventory because the owner 'seems nice'. The dispute, if it comes, will be with their relative.
- Forgetting that a fully furnished flat also means a higher deposit in many cases, as owners want cover for the contents.
- Ignoring electricity: ACs in every room are a joy in May and a ₹5,000 Torrent bill in June. Budget for it.
- Assuming maintenance is included. Furnishing and society maintenance are separate line items; our guide to society maintenance charges in Ahmedabad explains who pays.
Whatever level you choose, tell us the furnishing you want and the length of stay on the tenant requirement form. We match furnishing to tenure so you are not paying for a fridge for three years or buying one for eleven months.
